Where historic character meets geothermal innovation

Coulterberry, a mixed-use development in historic Fort Langley, blends heritage character with contemporary design and environmental sustainability. The building includes nine commercial retail units and nine residential apartments, with ground-level retail space, a restaurant featuring a mezzanine and rooftop patio, second-floor office space, and third-floor residential units, creating a layered, pedestrian-oriented destination.

Winner of the Mixed-Use category at the 2016 Fraser Valley Commercial Building Awards, this project exemplifies how value-driven design can respect community heritage, achieve sustainability goals, and deliver functional, distinctive spaces that serve both commercial tenants and residents.

The architecture responds thoughtfully to Fort Langley’s historic context through a traditional and classical design approach that honours the neighbourhood’s character while introducing refined, modern elements. Steel and concrete construction with wood infill provides structural integrity, while high-end exterior and interior finishes elevate the building’s presence and contribute to the ongoing revitalization of the community. The project achieved LEED Gold certification through the integration of a geothermal heating and cooling system and solar energy, demonstrating that environmental responsibility and historic character can coexist with enduring grace.
